An unprecedented demand for student accommodation has resulted in the Liverpool Beacon Hill privately owned Hall of Residence being sold out within two days.
The 45-unit building generates net yields of 10 percent pa. A local agent believes that with demand for university places being 12 percent higher than last year the building is set to remain in 100 percent occupancy.
Property Frontiers says it has a growing waiting list for similar student halls in major city centres around the country and plans to launch several similar investments over the next couple of months.
Ray Withers, the company’s founding director, said: “Student halls are an asset seldom available to individual investors and with student numbers increasing year on year particularly from overseas and mature students the demand for good quality accommodation has never been higher.”
• The National Landlords Association (NLA) has announced the resignation of board director Sussanne Chambers as she takes up her new role as managing director at HomeXperts Ltd, a property franchise business for landlords and property professionals.
Sussanne was appointed to the Board in May 2009 but the new role will prevent her from carrying out her fiduciary duties as an NLA Board Director.
NLA chairman, David Salusbury, said: “It is with regret that the NLA must begin 2010 with the departure of a board member. In her short time on the Board, Sussanne’s enthusiasm and experience were already beginning to make a significant contribution to the continued success and development of our Association.
“Sussanne is now moving on to an exciting new business venture and all at the NLA wish her every success.”
